I am looking for an example of a quickbooks property management database (*.qbw). I want to set up 3 residential rental properties that I own in quickbooks.

Where should I look for an example?

I don't know where to find a sample COA but you just need to use the accounts for a service type business and turn on Class Tracking. Assign a class to each rental property and be sure to code each income and expense item to it's proper class. You can then get a Profit & Loss by Class Report to show the results for each property individually and a combined total.

Qb has a section on how to set this up if you are a property management company managing other peoples properties, but not for your situaiton. But there is a very good book on the market that shows you exactly how to do what you want. Everything. Here's the link:
http://www.quickbooks-4-rentals.com/

Get it. It will save you countless errors and time. I have no affiliation with this company. But I have read the book and it will tell you everything you need to know.
