Maybe this has already been suggested - if it has sorry.

How about:

I setup my own company - Finnys Leisure Properties Holdings (Wales) (Cymru) PLC.

I then buy the club off Brian Candy with my new company - and so the lease on the rink automatically returns to Bob Phillips.

I then negotiate a deal with Mr Phillips - in which he sells me the lease on the rink for a reduced fee - in return for which I allow him rent-free use of the rink for raves or any other similar functions (say once a month).

We get our rink and team back without Bob.
Bob gets a way to make back the money he lost with the devils last season.
