You can't market by focusing exclusively on north or south, in a competitive field like you're explaining you'll need to further segment and niche your demographics and also consider the psychology of your target.
what's the age range of your target?
what's the family stature of your target?
will you target mom's/dad's/college students?
will you target rich, young business execs who are purchasing their first home?
Do these people like to play golf versus badminton?
Who's your ideal customer?
second, consider you're unique real estate selling point. what's it's drama? now combine your usp with your ideal consumer and choose three media to market through initially.
from there be consistent and create brand awareness and don't expect amazing results immediately. patience and consistency and flexibility will put you ahead of the competition. If you have a good campaign well targeted it'll work if you remain consistent.
