We are interrested to buy a Apartment in Fortaleza, its a duplex 386 m2,it was the internet for sale by a Real estate agent.
I'am a real estate agent in Holand, but Brazil i think is a little bit diff.
I like to know more about the transfer procedure???
1)Do i need a lawyer??? to prevent me from tricks??
2)Do i have to open a bank account is US dollar??
3)It seems that i need a CPF number???(unknown to me)
4)buy/and sale agreement/downpayment??5-10%??
5)Downpayment to be payed to a bank or owner or RE agency??

Here is a link to an article I wrote a while ago on the subject:

http://www.brazzil.com/ecojan02.htm

Here is also an article with first hand experience:

http://www.escapeartist.com/OREQ5/Real_Estate_Brazil.html

Between two of them, you questions should be more or less answered.

I will e-mail with some additional info

Hi Boris...

Hope this email has reached you in good spirits
and good health.

I am still having the best memories of Brasil.
I fell in love with this country. It is now my
goal to have some place there eventually.

referring to buying real estate etc...

can you elaborate on this answer form the article you wrote....

Can I lose the rights to my property?

Yes, under certain circumstances you can.

Thanks
Mark

Hi Mark-

Long time no write How are you? Everything is great (as usual) in Rio.

Loss of property rights in Brazil is an equal opportunity danger for both foreigners and Brazilians. There are certain legal conditions (easily identified during property and owner(s)' documentation research) that could lead to either legal challenge to the ownership or governmental seazure.

The most common causes for ownership loss would be fianacial fraud and involvement in some type of illegal activities. Ordinary folks not involved in heavy duty illegal drug trade, have to watch out for law suits (just like in the States), using property as collateral for debts one can't handle, and acting as a fiador for friends and family.
