Fiador insurance

I accepted a job in Rio de Janeiro and have got a nice apartment stipend, unfortunately my employer is not able to be my fiador.

I am looking for a 30 month lease and have found out it is nearly impossible to get an apartment without a fiador. I understand that there is such a thing as fidor insurance costing about 10% of the rent/month.

I don't want a furnished apartment, I want to furnish and decorate myself. Even buying my own kitchen apliances is no sweat because I am a bit microphobic.

I don't plan to buy because I don't have that kind of cash laying around to invest

Do you know if foreigners can get Fiador insurance? I was told Porto Seguro insurance company has it and I think he said e tu or Bradisco bank may have it.

Hi Jack,

Congradulations on landing a job in Rio!

Looks like rental insurance would become more and more accepted by landlords in place of a fiador (co-signor ) requirement.

Many Banks and insurance companies are offering this type of insurance and it is worth taking your time and shopping around for the best rates (they are currenty at about equivalent of 1 month rent for 12 months period).

It is also worth checking in with some potential landlords and picking their brains on what kind of set up (or insurance) they might find acceptable. It would hardly be useful to land a rental insurance contract with the best rate and conditions only to find out that nobody is willing to accept it.

Some of the best potential long-term rental leads are RE Agencies. They have plentiful listings and most of the landlords renting their properties through that particular agency have already agreed to accepting some type of insurance.

(Some of the bigger agencies are Julio Bogoricin, Soimoveis, Brito & Cordeiro)

Another option would be to have a three-months worth of rent deposited in order to secure a rental property. We work with a few landlords who have nice properties in Ipanema and Flamengo available for long-term rentals and who are flexible about setting up the rental conditions.

My question is not if landlords will accept it, but if foreigners can geti it.

What is the point of a foreigner getting the insurance if landlords won´t accept it?

Actually, the answer to your question is: yes, foreigners can get it. You will need a CPF number and a Bank account. Permanent status confirmation (work visa) wouldn´t hurt either.

In the long run I have interest in landing a job in Brazil also. Maybe a contract position. Can you tell me about your experience?

I'm not at liberty to disclose much about my job, however I will be working on research for a special interest website, I have nothing to do with the technical part of it.

It is hard to say it sounds like fun as you have disclosed so little. Of course that's not a problem.

However, my interest was not really in what you do but rather in ...

What led you to have work in Brazil?

Was it through an American Co.?

Were you able to get a work visa?


Feel free to elaborate as mush as possible but without revealing what you do so as to not disclose info that you don't want to disclose.


If you don't mind it seems you can answer the above questions without disclosing your occupation.

Hey, one person may want a fiador, that does not mean the next person wants one.

I rented 2 apartments in Copacabana without fiadors.

I then landed a share in a house on Avenida Neimeyer overlooking the ocean and pepino? beach in Sao Conrado and had no fiador.

Be imaginative. When I was in Rio there was this place called Softlanding and they published a monthly newsletter in English for expat community and those interested. I put an ad in there and found my share.

If you are an estrangeiro, use that to your advantage. You are already in the elite and a lot of people will automatically trust you.

Peter,

Times change. With the introduction of the Consumer Protecton Code and general change of the law dealing with landlords and tenants in Brazil, it became a lot more difficult to rent now.

Property owners are weary of the non-paying tenants (it can take up to six months to evict) and a whole new set of condo liabilities on behalf on their renters.

Now, it is extremely hard (next to imossible) to find a long-term rental without a fiador, a seguro fiança.
