Hi Boris,
How is the scene in Buzios these days? I went there in 99 and it was amazing! Best looking women in Brasil by far! Is it happening there all year round? That small boardwalk is incomparable to south beach or sunset blvd. How is real estate prices over there?? no listings on your site. Do people actually live over there or is it just a party city for the weekends?BTW is there a penalty for overstaying in the country even though I don't need a visa to enter?

I am somewhat ashamed to admit it, but I actually know very little about Buzios. Moreover, I stil haven´t visited this marvel of Brazil.

We could use some help from other people on the board... anyone?

I was there this past april for easter weekend and
it was packed with wealthy brazillian tourists.
I have never seen so many pretty women in one place. Buzios is so beautiful. The boat ride that takes you to a few different beaches is a must.
Great restuarants and little shops .

I don't really have an idea about the prices to buy there but they must be really expensive!!!!

Buzios....That is another of Brazils wonderful towns that I would like to know about. Anyone have sites that can give more info. I had contemplated moving there. Living In Monterey Calif. I am not sure what Boris thinks is expensive. (See Belo Horizonte in this forum). I have a Brazilian email pal who visited there and thinks I should move there from Monterey. Any thoughts?

Of course, Buzios will not appear expensive comparing to even the most remote trailer park in California

From what I heard about Buzios, the town is booming for about 7 month during high season, and is pretty much dead for the rest year.

Just a little update for those interested in Buzios. Took the wife and son there this past weekend for the first time. First of all we searched the internet for some kind of bargain given that it is "low" season. Be careful here because if you enjoy the beach you definately don't want to stay in the city even though it's cheaper, it's quite a hike to the beach from there. They say 15 minutes but only if you are jogging. We found that all of the pousadas at the beach are relatively expensive in the 300-500 plus a nite range. We settled on La Bohme which had a nice ocean view but was nothing special compared to resorts in Mexico and other places we've been. I did play golf at the local club which was nice but again pricey. All in all we had a nice time but certainly no bargain.

Wow...found Buzios to be amazing on so many levels!

First of all, my timing was great ..by accident.
Spent Feb, Marco, and 1 week of April in Rio and Vicosa.

The last three weeks of my trip and of Brasil stay were in Buzios. Paradise on Earth as Briget Bardot declared.

It was...the beaches, people, restaurants, the water....perfect. The oysters...fantastic.

The prices at this time were much lower than high season.

I paid $15 reais ( $6.50 USD ) for a plate of 25 oysters! $11 USD a dia para Pousada ( Bed and full breakfast with hammock ) in the heart of Buzios.
Same price for a dune buggy for day.

Not sure why the other traveler was paying $500 reais a day for pousada!!!???

Everything in Brasis is inexpensive except for computers and running shoes.

Just got back last week from 3 weeks in Buzios.
We just love it!!!
It is very upscale and offers all what the spoiled westerner needs and the variety of beaches is just amazing. The streets suck though.
Did every day real estate research in the Cabo Frio and Buzios area. Looking at houses and land with agents, meeting local business people, architects, builder and have them show us stuff and on our own just going to places and start asking around who owns what and if they sell. All done in Spanish. I truly know the area and pricing in and out now.
Our plan was to buy a house and there are tons for sale, also priced good but nothing what we fell in love with.
So in the end I found my dream land in a new development area just outside of Buzios within a few minutes of all the action. I bought the hill top with 360 view over golf course (300 m to club house), eagles preserve and Buzios with many beaches.
Next week I go back to close the deal and look for more lots and to have a good time of course.

PS: Boris was a lot of help in getting the CPF# and guiding me how to properly do a real estate transaction in Brazil.

I'm planning a trip to go check out the area and am looking for a substantial house by American standards. Wondering what you found as far as price range and if there where any agents in particular you might recomend..David

Hello David,

Axel´s message is over two years old. The prices have gone up and down since then. The last time I´ve checked, they are slightly down, but can rebound with the start of the high season in November.

There are plenty of properties for sale, but the number of available lots is steadily diminishing.

Hello Marie,

The prices can range wildly. There are soo many beaches and locations available that it is very hard to come up with a focused estimate. The price can easily range between R$300,000.00 and R$20,000,000.00 If you are willing to buy something in a worse condition/location you can probably pay as little as R$150,000.00

It would be easier to guestimate the price if you have some particular locations in mind. You can also get a better response form Mike Kelly who´s been working with Buzios Real Estate for a long time. He is our resident Buzios expert.

I would like to know more about what you discovered as far as the price of land per acre on top of one of their mountains or hills? For a nice house on an two acres of land either on the beach or on the top of a hill, what would I expect to pay?

I would be interested in knowing what you found in regards to the price of land in Buzios. How much would I expect to pay for 2 acres on the beach or 2 acres on top of one of their hills? If I want to build my house, is it easy to get reliable contractors? For a 2600 sq. foot house, what would the price range be?

Hi John,

I will try to answer two of your posts in one shot.

Buzios is being built up rather quickly. The town also changes its building code and construction requirements quite often. Your best bet is to contact Mike Kelly of Rainho Imoveis for more information. His e-mail is:

He is on top of both the prices and the construction reqs.

As far as the building costs are concerned, you are looking to spend between R$300K and R$450K building your dream house. That´s about US$50 and US$75 per square foot.

I can recommend reliable contractors and architects if you wish.

Last april I looked at several houses and pousadas in Buzios. I looked at three nice houses around 2200sqft. The prices ranged from $250,000-500,000. As far as the pousadas they where from $350,000-750,000. I put down some money on one of the pousadas and then backed out after doing some more research. The realtor I used was Via Buzios Imoveis. They are located on Rua Das Pedras and there number is (011-22)26232324. They were friendly and helpful and a few people there speak english. A few lessons learned from the experience:
1. Everything in Brazil takes 3-4 times as long as in the US
2. All the lawyers at least the ones I dealt with do not know all the laws. And the answer to your questions might depend on the day. If they tell you monday Dec.15 something you ask will be done...expect to get it done Jan.15 These are not exaggerations.
3. Be careful and try to find a gringo that has gone through the BS and came out ok.
4. There are some great opportunities in Brazil, but I can promise you if you do not have help from another gringo that has done what you are looking to do successfully do not try it. YOU WILL LOSE MONEY.
5. Unless you know you will get taken advantage of.
Other then that Brazil is the best place I have been. I been to Brazil 13 times and lived in Rio for 4 months and Buzios for 2 months.
I spent last Jan+Feb in Buzios. The best time of my life.

hello
my name is anthony giuffrida. i am an american who spends most of my time in rio de janeiro brazil. i spend many weekends in buzios, cabo frio, arrial do cabo, and angra dos reis. buzios is very nice, but quite pricy as well. i came to brazil to enjoy how far my american dollar goes. buzios doesnt allow you to stretch your dollar that far.

i have enjoyed more local type towns with less tourists, where the dollar goes a long way. i live in marica. i laugh every day when i only pay $5 reais ($2.20 usd) for an amazing big homecooked meal.

buzios is a great place to go for the weekend or a few days. i would recommend anyone visiting rio take a few days and visit... buying and living there is only those who can play with the big boys $$$$$$$$$$$$$$$$$$$$$$$ (not me).....

if you are going to buzios, stop by in marica, where i live for a cheap lunch!!!! you will love the local flavor!!!!
