Property Rights for Foreigners

Boris (or anyone in the know),

Can you give me a quick outline of property rights for foreigners in Brazil?

Say I buy an apartment in cash, then rent it out to a Brazilian - what rights do I have over the property?

Foreigners (with a few exceptions) have the same property rights as Brazilians.

Buying an apartment (it doesn´t matter whether it is through a cash transaction, check, or wire), you are obtaining the title to the property.

If you are renting the property to a Brazilian or to a foreigner (again, it doesn´t matter), you are the landlord and the other guy (or gal) is the tenant. Consequently, you are the legal owner that rents (leases) his property to another party in return for some type of financial compensation.

You have all the rights to the property as prescribed by Brazilian law including the right to reclaim posession (evict the tenant) in case of non-payment or another contract specified violation.
