Hello-

I am a newbie, but I am so happy to find this site..
I am married to a Brazilian citizen, and we have been living in the US, for about a year, before this we lived in Sao Paulo. I've just had a Tourist Visa, but I found that when I was living there, it was hard for me to practically do anything.
Ok so my questions are
Is it really diffcult to get permanent residence in brazil?
We are looking to buy some property this coming year, but I work in the US, but I work for a major airline, and fly to Brazil, on my days of work, so I am planning to still keep my job, and be making dollars but live in brazil? will it be hard to get a house/apt?
Can I really just get a valid CPF, with my tourista visa?
Can I apply for my residence for brazil, in brazil?
Are there any type of real-estate jobs that americans do in brazil( I speak portuguese)?
Bank accounts, my husband has one still in brazil, maybe I can just add my name??
Any other basic/things I should know, would be so appreciated. We are looking for an apt for R$100-200 reais, outside of Sao Paulo, just in case anyone knows anybody??
muito obrigada
vanessa

Hello Vanessa,

I will try to answer your questions below:

You can apply for permanent visa based on family reunion in Brazil. Try contacting nearest Brazilian Consulate for more specific information. There are certain restrictions that apply to how much time you have to spend in Brazil each year, but otherwise, you should be OK.

Not difficult in your situations, but it will take time and some serious legwork

Great ideas! A lot of people would kill to be in your position.

It will not be too difficult to buy a house or an apartment, but it would be some more complicated to get what you might like.

Yes, you can apply either in the States or in Brazil independent of your permanent application process.

Try the Consulate in US first, and stop by the Policia Federal Office when you are in Brazil. I think the procedure calls for visa application outside of Brazil.

Yes, you can work for an agency. There is a great need for multi-lingual RE brokers

depends on the bank. In any case you would need to get your CPF number first

Check through the messages on this board. There is plenty of info there.

IMHO, I do not think it would be possible for you to buy an apartment for R$200

Thank you so much, for your respond. It is so nice to talk with people who have been through it or know someone who has. I will try to start working on my permanent visa, My husband can't believe that a CPF is so easily obtainable. The apartment that we are looking at are outside Sao Paulo, and are about 115-120.000 mil reais. So we are really excited, eventually we want to get a beach house in Guarja, we have some friends there and could probably get at beach house for about 60,mil reais. So I will be in Brazil mid march-and will check this all out. I just wish there was some way I could get fianicing? Anyone know? Boris? Are there companys in the states that do mortgages out of the country? The Real_Estate is also interesting because I have done that here in the US.? OK thanks so much Boris- tchau

Hello Vanessa,

You are very welcome. You can assure your husband that it is much easier to get a CPF now as comparing to a few years back. The new law that requires that all foreigners with property, business of financial interests (even those residing abroad) have CPF numbers changed the picture drastically.

Apartment in R$150-200K sounds rather realistic. Beach house could always wait and there are plenty of those on the market.

Financing in Brazil is not what you imagine it to be. Interest rates are absurdly high, so it is better and far less expensive to get a private loan or second mortgage in the US in order to finance your purchase in Brazil.

Regards,
Boris
