agriculture land

Hello
I am interested in purchasing land in small lots are a few acres in western bahia. also ecoland in the interior. Most of the sites I have seen sell the land in large tracts. Also are there any reputable real estate agents who also speak some english who could help me locate some.

There are very few English speaking (and far fewer ´reputable´) Real Estate agents even in the major metropolitan areas frequented by foreigners.

If you do not speak Portuguese and do not plan to live full time on your land, it would be better to forgo the purchase alltogether.

I am a brazilian woman living abroad (Munich). I married a German.
I have seen your message and I would like to advice you that
to buy a land in Brazil is not only to know the taxes and laws.
There are more... people in my country are still wild (I am sorry
to be realistic with you). I come from a big city (Sao Paulo) and
I know that in Northeast of Brazil things are more "easy to solve".
Sometimes you see a big land for cheap price. First question you
should do is "why"? The answer comes easy easy: is a land "between"
lands and if you buy you are between some dispute. And dispute there
they solve using force.

Other thing, is not only to know "portuguese" (it can help you),
but to understand the interests of "Coroneis" (General are called)
from this region. Bahia inland is a land of Coroneis. They are the law, nothing else.

In politics they get a vote for a "bottle of cachaca".

I am sorry to tell you what I have listened about it!

The south is still more civilized! Minas Gerais goinbg down in the map. Even like this, cheap land is always a reason of "why".

Do not be lost in my country! We are fair way to be 1o. world.
We are more "cowboys living in bang-bang!"

Hi Simone,

Thank you for your insightful post. Land has always inspired the best and the worst in the human nature. Unfortunatly, in Brazil, partially due to the historical weakness of the federal, state, and all other types of government, land disputes tend to bring out the worst in people.

It would also be helpful to remember about the MST (Movimento sem Terra) and property invasions they practice as a way of political expression. It is pathetic to watch goverment´s impotence in dealing with this gang of organized thugs.

Then there is the Reforma Agraria... and a whole host of other problems that would make me extremally careful about buying any kind of rural property in Brazil.

I work in agribusiness in South Piauí.

Owning a small farm in Brazil is just a dream for foreigners. Agriculture in big business in Brazil. A minimum of 1 million US is required to own and operate a (small) farm of between 500-1000 hectares. Aside from having to have lots of money you have to know what you are doing.

Recently an American organization managed to raise 13 million dollars to buy a farm in W. Bahia vis a vis an LLC. the organization in question has packed the board of directors and all the key jobs with friends and relatives.

It is all legal, but those who have "invested" must not have read the fine print, as an investor in this operation you have no rights at all.

The fact that these people have succeeded in raising 13 million dollars is all over the internet. This has caught the attention of countless "investment managers" who are trying to start their own LLCs. - LLC is the key word maybe it should be a word net nanny looks out for

The LLC pitch is something like you hear on the streetcorner in Copacabana. Just give me your money and you´ll make lots of money.

I might also mention that farms in the Cerrado region of Brazil are what you might call farms from hell. 6 months of the year it does not rain and the temperature gets up to around 45° in the shade in September.

Save your money and travel around to some nice hotel fazendas. make sure you visit the hotel fazendas of your choice when the weather is right. The Pantanal region is a beautiful natural region, but if you go there in the rainy season everything is under water. The WWF and some other NGO´s have bought farmland down there and turned it into nature preserves, but I would like to warn you about donating money to NGO´s other than WWF 6 out of 10 of them are fakes who will just steal your money.

Be carefull with your money and have fun
