Hi Boris,

I read in a previous post that you were expanding into southern Brazil. Do you and your associates offer services there yet? I'm interested in purchasing an apartment there in the coming year. Thanks.

Unfortunatly we still do not offer any services down South. We are presently spread too thin in Rio.

I am a new member and trying to get caught up on past questions and answers. But I am very interested in purchasing a condo in Rio and was wondering what services you do offer there. You mentioned in this post that you were already spread too thin in that area.

Usually, I attend to the questions by members on the Members Only Board, but IŽd use this chance to do a little self-promo.

We offer a full range of services from property screening to property managenment with negotiation, Ždue diligenceŽ, renovation, and construction in between. We are presently going through some major growing pains due to some rather drastic and sudden growth in business. I estimate that we should be able to start taking new clients again within a month.

Thanks for the quick reply Boris. Moving forward I will post in the members forum. But in response to your question, I am looking to buy in Ipanema. I just got back from Rio and had looked at several places through several brokers.

The building I like the most is near Caesar Park, one block off the beach. The building is called Ipanema Guilley. (I know I must have spelled that wrong. I spelled it as how they pronounced it.) Asking price for a two-bedroom, two-bathroom is R950,000.

Do you know the building? Is that cost unreasonably high?

The asking price is for a top-notch apartment in next to perfect condigion.

What are the amenities available in the building? How high is the condo fee?

I do not know the area too well, but we are buying a three-bedroom on Viera Souto (fundos) for a client near by. The place needs total renovation and we had been able to negotiate the price down 15% from what was already a reasonable asking price.

Maid service twice per week. Ocean view from one bedroom and living balcony on seventh floor. Broker wasn't sure of condo fees but believed could be as high as $300US per month.

This was my second time to Ipanema and first in looking at real estate. So this is all new to me and, at the moment, can't make any educated decisions.

Well, then I believe that you are better off spending some more time in Brazil before making such a serious commitment.

The building that you describe sounds like an apart-hotel or Resedential Service building. Both types of condos have maintenance fees at least 20% higher then the norm.


The building is only 15 years old. The lobby and front of building are beautiful. Pool, gym, squash court, sauna room, several lounge areas and meeting rooms all in building. Maid service twice per week. Ocean view from one bedroom and living balcony on seventh floor. Broker wasn't sure of condo fees but believed could be as high as $300US per month.
