Borrowing in Brazil

Hi,

I was just wondering if anyone can confirm if it is possible to get a mortgage from a Brazilian bank to finance a property if you are not living in Brazil - even if we provide a 20-30% deposit? I am married to a Brazilian, we live in Ireland but want to purchase a place in Rio

Hello Jonathan,

Your wife has a much better chance of getting a mortgage. Alas, even under the best circumstances it is not going to be easy or cheap.

However, Brazilians living abroad is a coveted market segment and many large developers offer direct financing options. Have you looked into buying a property in development and financing directly with the developer?

Hi Jonathan, your wife has better chances of getting a loan indeed, but if she is an official non-resident (meaning she filed the Declaracao de Saida), banks will, most likely, turn her down, plus she will not be able to prove income in Brazil. Developers payment plans may indeed be an option for you.

Thanks for the messages Boris/Jose! I think we will look at this option as a means to entering the property market in Rio. Is there anything to look out for in terms of Developers, reliability, good reputation etc? Can you recommend any in the Rio area?(Barra, Freguesia, Jacarepagua, Recreio)
