Ethical??

I would say that most very small unregulated businesses are ehtical, most especially in small towns. Big companies? Forget about it. It also depends on what kind of business you are talking about.

Take the residential mortgage lending business for example. I am 54 years old and have been in one kind of a business or another nearly all of my adult life. The last few years I have been in the real estate appraisal racket. In all my years I have never seen anything like this socalled "profession". The mortgage lenders have control over the appraisers and demand all sorts of unethical and ILLEGAL activities. There are way too many appraisers who are more than happy to accomodate them. Due to non-existent enforcement of existing law an appraiser who is ethical and follows the rules cannot compete. What few honest and competent appraisers that are still in the business are having their livlihood stolen. It stinks.

Our Congress and state legislatures are to blame. They know this is going on and simply do not care.
