similar experience

10 years ago I bought a practice in a town of 5000, with a pt draw of 25,000. There was 1 other "full time" doc.(He actually was in the office maybe 3 full days/week). Then a pod opened a satellite office. Then another one. Then another...then another...
this, in a decidedly non-growth area with a constantly
more restrictive managed care environment.

It's all about location, and finding a good one is no easy task. I believe it's becoming more difficult.

New pods have no choice but to be wildly optimistic about the future, it's counterproductive to be otherwise. But, don't be so quick to shoot the messengers on this forum. Yes, a lot of it is venting, because there is no on else to listen. But,
most of it is just sad experience. If someone tells you " don't walk off that cliff" do you consider the advice or just blindly dismiss it?
