The developments in Switzerland and Italy are main part leisure use, Hotels with Health-Wellness and SpA in 5 en 7 Stars class and private Apartments.
The projects are plant on very large areas and with very beautiful views on lake and mountains.
One project in Italy is directly on the sea with a nice natural beach, 18 holes golf course, with own drinking water source.

Thanks for your advice, but in Europe it is not anymore the same as for years ago. So the banks are out and the private investors are in.
Therefore I’m looking for a serious and powerful partner in my projects. With the developer that you mean, is a very big difference to my work: I take allways the initiatives, buy the properties, made the projects with my architects and take the first big risk and not an Investor, so I act as the pre investor of the projects and can looking foreward with which Partner or Co-Investor I like to work.

following your response to Will I assume you have a full project memo and a short one as well. While I have my reservations towards 7 star allocation (I remember there are only a few, and while I believe the current credit climate will make this one a difficult one if not properly structured, I know that we have funding mechanisms for such projects as have others. However such people have funding mechanism in place which revolve on future receivable outlook and sinking funds, tax credits and offshore/onshore corporate funding as well as certain tax issues and they always include bankers of the bigger money center banks in one way or another. I'm not sure if your assessment of bank involvement is helping you or if you to generally turn away from them. They may not lend but still they will play in the background on a fee basis. Your project descriptions are to general frankly from that there is no possible LOI of serious interest even remotely possible.

Regarding your answer to my projects I send you for only one project the calculation of the volume (directly by mail, 12 pages). Discribtion of the Hotels are realy booklets and the Photos of the Projects and the models are to heavy for this kind of mail. Please understand that when I give you the details of the Project in Sicily (88 HA), the above mentioned Villa Violet (24 HA in north of Italy) and the 7 Starproject on a level of 1320 m over the lake of Lugano, Switzerland, with the view over mountains and 7 different lakes. The China project is in the beginning. They ask me to realise a stamm cell research centre at Mayon 60 km above Beijing. After I give them the reasens why I didn't wont to do that project (sweetwater resevoir) they realised that there is also something of professionality.
