Each Project Included in the Structure shares in only a small portion of the overal costs of the implementation of the overal Structure

 

ˇ       Up to 100% Financing

 

ˇ       Relatively Easy Qualification Process, which your project has already passed

ˇ       Fixed Rate = 10% annually paid in arrears

ˇ       Project Loan Term = 10yr Interest Only Payments

ˇ       OVC Equity Participation =  10%

ˇ       Subject Property will be secured by a Deed of Trust or Mortgage as primary collateral

ˇ       Interest Reserves up to 3 yrs (from closing proceeds managed within the structure)

ˇ       OVC will perform Due Diligence on Project which will include a site visit (at the borrowers expense of course with the project covering the same expenses as referenced above regarding the participation of Indianapolis Headquarters and local OVC representatives).

ˇ        $150,000 Engagement fee to OVC upon acceptance of this Letter of Engagement (wire must be completed within 5 business days of execution).

ˇ       Cost of preparation of the formal Joint Venture Agreement (not including local project jurisdictional counsel) approximately $35,000.  These costs are paid by the project directly to the Attorneys identified by OVC to be involved in the ultimate structure, and the local Indiana counsel of OVC.

ˇ       Maximum of $ 250k per $ 50 million in project funding requirements participation in third party costs (in addition to the above).  These costs are associated with the creation of the multi-project structure, and DO NOT include any project specific costs.  These costs are paid directly by the borrower to the third party sources required to structure and/or issue the mechanism.
