We just moved from one room to another. Most of the spaces in this building are a meager 14x13 feet (can you imagine that crap???), but we had a double-wide place that was actually two of those rooms and totaled 14x26 feet. It worked okay but still had a low ceiling, so we managed to negotiate a spot that is normally shared between two bands. We got it all to ourselves.
This new place has 32-foot high ceilings and is 23x27 feet at ground level,
not including loft and overhead storage. It was nothing more than bare industrial space with shop lighting when we moved in, and at the first rehearsal we had so much reflected audio that I feared we'd gotten ourselves into a bad situation. But after lots of sound board and carpeting, the sound of the room is really great! Further, it has taken on the look of a small club (including bar) and we'll probably throw a party/show for 20 of our closest friends. It's still not 100% finished, but you all will get the idea:

When Dave brought in the cheesy neon palm trees, I had to laugh...but at close inspection, they really went with the carpet mural sunset, so I said let's keep 'em.
This is the nicest band space I've had to myself; am thrilled and wanted to share.
