A question for Fred

I didn't want to derail Kevin's belief thread hence this one. Fred, you mentioned dealing with older mobile homes. Have you found that it pays off to refurbish/remodel an older trailer house in order to sell? Ours is a 1986 American and becoming more decrepit with every month it sits. I'm just wondering how much a person can stick into one of these and not defeat the purpose.... I know there's a lot of variables, but any ideas?

is it on private property or in a park?

are you selling it to have it moved?

is it a double wide?

does it have wood siding and a comp roof?

is it 2 or 3 bedroom?

It's a 14x70 with bad wood siding, a metal roof, carpet that needs replacing, etc., and it has been sitting at a mobile home company/distributor. The guy there originally told me he didn't think it would pay to even reside it, but now it's gone downhill and I'm thinking we should have, maybe it would have sold. I know the metal roof is a drawback, but again didn't know if we should replace that or not.

I love it when someone has one like that and they call me!


What I would do if I had no place to put it, and wanted to just get rid of it is to get some blocks at the back and half way between the tires and the front, and sort of level it up. Then I would go clean it up nice as possible, but don't fix a thing in it. It simply is not worth doing that to.

Then I would put an ad in the thrifty nickel or craigs list and offer it for $3500 or more if you aren't in a hurry, cash plus a 200 per axel refundable deposit, and only give them 45 days on the deposit or they keep the axles and you keep the deposit. set your price and then lower it about 200 per week until it sells. A guy had a torn up one but relatively nice, and sold it here last year for $5000, and actually sold it!

here is a 79 trailer of mine on craigs list but I never got round to cleaning it, a guy gave it to me for taking it, and when I looked on the title it was a 12 wide, so I sort of decided to get rid of it, I haven't really bun pushing to hard to get rid of it though, because i found a place to put it.


Anyway even if you take a loss on it, you are better off than putting money in it by setting it up in a park.


Fixed up real nice, in a park and you carrying the paper with 1000 down you would sell it for maybe 12,000, and probably get it back 3-4 times before someone paid it off. And finding a park you can work with is major trip.


But if there is a park in the area with a lot of empties, you might make a deal with them to pay some of the set up fees, and possibly give you free rent for a year or two for stetting it up in there, because economics has made parks a tough thing to fill.

one guy makes his deal with the park owner and gets free rent for the year, and collects the space rent from the buyer, so he gets his set up cost back in a year.

generally speaking it will cost about 4500 to set it up and put in new but cheap floor coverings


Selling them on contract is an incredible business if you have the stomach for it, I have a trailer set up friend that has over 100 contracts paying him over $100 month each find more info here

But I don't like selling them on contract so haven't done much of that

Ok. Wow. Thanks. I'd actually be happy to get 1500-2000 bucks just to get rid of the thing. Too bad Idaho's so far from here!

I got $2000 for a '76 14x70, Needles. It didn't have to be moved, but I was kind of over a barrel.

well start at 3500 and put a free ad in craigs list best to have pictures and renew the ad every couple of days. if someone makes an offer, take the extra 1500 and use it for a nice vacation!

I have sold lots of trailers that people have given me the trick is to have it ready when they need it!

a lot of people want one while they are building their "dream home"
