Yard/grazing rent agreements

Advice please! 4 friends and I are about to go it alone and rent a small yard with land just big enough for us. No more large yard politics, but more responsibility. The owner is a bit vague about a contract but obviously there should be one. Does anyone know of a "insert name here" template we can use, or at least give us a starting point? Also, should we rent as a single entity or as 5 individuals? Any pointers would be really helpful.

I cant think we got our's from but it was from a farming website!! Land rent agreemnt..Have a look on google but will ask my partner what actual site it was.

I'd have thought you'd be safer renting as 5 individuals. If you rent as one entity, if someone leaves then the remaining 4 would have to cover the leaver's rent...

Sounds like a good move, for many reasons.

A word of caution, though - in addition to your rental contract with your landlord - whichever way you choose to go - it's a very good idea to have a contract between yourselves as well. It's easy to say, "But we're all friends, we'll be fine," but things can go wrong, and friendships can sour, sadly.

Something simple to include when the rent contributions have to be in by, how much notice any of you needs to give the others before leaving the yard, who's responsible for what, etc.

Thanks everyone. We did think of drawing up an agreement between us all - for the very reasons outlined by Sea Spirit!
Charls: Did you have to pay for your rent agreement? - I can find any number of agreements on the net but they are quite expensive

No we didnt pay it for, Me and my partner both discussed what we will need to have down in the agreement and my partner went onto this site and printed it off for guildlines,
He thinks he googled: Agricultural tenancy agreement or grazing license it was quite old but you will gt all the important info from there and then the agreements that you would require..

Ours our basically:
Notice for leaving (owner telling you)
Owner has right to the property at all times, has the right to game..
Your notice of leaving (telling owner)
If you can/want to third party let
agreement for how long?
first refusual?
Somewhere in there on what is your responsibilty to upkeep and what his his to up keep
Price?

Its basically is alot of common sense you just dont want to get yourself into a situation where you have verbal agreed something and then something goes wrong and you will find yourdelf with no leg to stand on, You will need to make everything clear as what both of you require and aspect of eachother,

If i was you it might be best and easier for one or two to sign agreement and then for you to make up agreements for your friends to sign and keep too. Otherwise it could confusing having five of you go and see the land owner for any reason.
