IIRC, The reason why LotR was a trilogy was because a) Peter Jackson pushed ridiculously hard for it, and b) The Tolkin estate stipulated it as part of the deal.

The second and third Pirates of the Caribbean movies were shot in the same session, IIRC, probably for the economy of the set usage (and location usage, etc.), but mostly because Disney had a good enough hit with the first one that they could risk the second one tanking and nuking the changes of the third one. That, and the IP was pretty well known by then, so it was a lower risk than normal.

But an unknown? fuggetaboutit.
